New construction follows the same overall path: site review, budget alignment, a detailed fixed-price scope, selections/preconstruction planning, permitting, then construction and closeout. The difference is that more decisions happen up front—site conditions, utilities, grading/drainage, and material lead times all matter early.

Before pricing is finalized, we confirm the basics that can impact cost and schedule: survey needs, setbacks, access, utility locations/capacity, grading/drainage, and jurisdiction requirements. Permitting timelines vary by municipality; we coordinate submissions and keep you updated on review status and inspections.

Your proposal is based on a defined scope and finish level. If you change scope or upgrade selections after approval, we document it and get written approval before work proceeds. This keeps budget and schedule from drifting mid-project.

Once your project is approved, communication runs through the client portal in our app. That keeps plans, schedules, selections, photos, and approvals in one place, with a clear record of decisions and next steps.

Our preconstruction phase is designed to turn an idea into a buildable plan and a realistic budget. We’ll help you define the scope, confirm feasibility for your lot and jurisdiction, and coordinate the right design partners (designer/ architect/ engineer) as needed. The goal is clarity—so you can make decisions with real numbers before committing to construction.

In preconstruction, you can expect:
• Site review and feasibility notes (setbacks, utilities, access, grading/drainage considerations)
• Concept direction (size, layout priorities, finish level)
• Early budget range with cost drivers called out
• A clear path to plans/engineering and next steps to permit and build

Preconstruction is a paid service and is credited toward construction when we move forward.
