Preconstruction + Design
Get the concept right before you pay for full plans.
This is for clients who need help turning an idea into a buildable concept with real numbers. The design work is done directly with us (not a licensed architect/engineer) to develop a clear concept, refine layout options, and establish a firm ballpark range for feasibility. Once the concept and budget make sense, we can coordinate next steps with an architect and engineer for permit-ready documents.
Preconstruction + Design is a good fit if:
• You have ideas, inspiration photos, or a rough layout—but no plans yet
• You need to confirm budget range and feasibility before spending big on full drawings
• You’re considering an addition/remodel/new build and want a clear direction first
• You want a contractor-led approach focused on constructability and cost control
By the end of this phase, you will have:
• A clarified project scope (what’s in / what’s out)
• Preliminary concept layout(s) and key decisions documented
• A feasibility review based on site constraints and your goals
• A ballpark budget range grounded in real construction assumptions
• A recommended path forward (next steps, sequencing, and who needs to be involved)
How it works:
Intake + kickoff
You send photos, notes, inspiration images, and any existing documents (survey, prior plans, inspection notes). We meet to confirm goals, priorities, and constraints.Concept + options
We develop a concept layout and walk through options that impact cost and complexity (footprint, structure, layout, finishes level, and schedule drivers).Budget range + feasibility
We build a firm ballpark range so you can make a go/no-go decision and avoid designing something that doesn’t pencil.Next steps
If you move forward, we help coordinate the transition to permit-ready plans with an architect/engineer as needed. After permit-ready documents and final inputs are available, we can prepare a fixed-price proposal.
To avoid confusion, this phase is not:
• Architectural or engineering services
• Permit drawings, stamped plans, or code compliance documents
• A guaranteed final construction price (it’s a feasibility range based on current assumptions)
• A substitute for a survey, soil report, or structural engineering when required
The faster we get clean inputs, the faster we can give you accurate guidance. Helpful items include:
• Photos/videos of the existing space and exterior
• Inspiration images and a “must-have / nice-to-have” list
• Any plans you have (even old ones), plus rough measurements if available
• Address and any known constraints (setbacks, HOA, easements, utilities, retaining/grading concerns)
Communication + approvals
Once we start, communication and document sharing stays organized. For anything that impacts scope or cost, we document it and confirm decisions in writing so the process stays clean and predictable.
Pricing
Preconstruction + Design starts at $500. Most projects fall in the $2,500–$7,500 range depending on size and complexity. After a brief intake call, we’ll confirm the fee for your project before work begins.
Example Pricing Tiers:
• Single Room Concept + Budget Range (starting at $500): best for smaller remodels and straightforward additions
• Expanded Options + Scope Definition ($2,500–$7,500): best for whole-home remodels, complex additions, or new construction concepts
We confirm the final fee after intake, based on complexity and deliverables.
The preconstruction fee will be credited toward your construction contract if you proceed with a signed construction agreement within 30 days of design completion.
Typical timeline
Most preconstruction engagements take 2–4 weeks depending on responsiveness, complexity, and how quickly we receive the inputs. If you have a deadline, tell us up front.
